Commercial garage door security - August 6, 2026

Commercial garage doors not responding after a summer thunderstorm in New York? First, check for power outages and ensure safe passage.

In the New York metropolitan area, after a summer afternoon thunderstorm, brief power outage, or fluctuations in building power distribution, electric garage doors in shop back areas, warehouses, and small loading/unloading areas may suddenly become unresponsive: wall buttons may not light up, remote controls may malfunction, doors may be stuck in a half-open position, or doors may be closed but unable to be reopened. Seeing a "no power" sign doesn't necessarily mean the problem is solely with the power supply; the door opener, control wiring, safety sensors, door balance, and the building's power supply status could all be contributing factors. The first step is not to repeatedly press buttons, and certainly not to immediately pull the manual release mechanism.

If the door stops in mid-air, the track or wire rope is loose/abnormally bent, the door is tilted, the control box is flooded and smells burnt, or the door obstructs vehicle or pedestrian evacuation or security perimeter, stop testing and move personnel away from the door's operating area. Do not climb the door, disassemble the control box, reset unknown circuit breakers, unplug or plug wires, or pull off the buckles when the door is not securely fastened; a door without power may still store mechanical energy, and improper operation may cause the door to move suddenly.

First, determine whether it's a "complete power outage" or a "single door not responding".

From a safe location, observe whether the lighting, outlets, access control, or other equipment in the same area are also without power, and confirm whether there are any known power outage notices according to the property or site's existing procedures. Do not open the distribution panel yourself to perform live checks. If the lighting is restored but the garage door remains unresponsive, or only this door is abnormal, record the approximate time power was restored, whether the buttons/remote control showed any indication, and whether the door was fully open, fully closed, or in a neutral position. These observations will help maintenance personnel determine the order of inspections, but they do not prove which component is damaged.

Low-risk preparations that can be made on-site

  1. Clear cardboard boxes, trolleys, vehicles, and loose items from both sides of the doorway and below the door, and do not touch the springs, wire ropes, tracks, rollers, or door openers.
  2. Take photos of the entire doorway, the location of the door panels, visible indicator lights, and whether there is water accumulation around the perimeter of the floor from a safe distance; do not take photos of or disassemble the interior of the electrical box.
  3. Record whether the gate is used for vehicle, delivery, or personnel access; whether there are alternative entrances available; and whether it affects store closure, delivery, or alarm procedures.
  4. If the property management is responsible for electricity or requires a work order, access window, or COI, please submit it according to their procedures first; let the on-site supervisor decide on the isolation and detour arrangements.

Do not attempt to manually open the door in these situations.

Many garage doors are equipped with manual release mechanisms or emergency operation, but their proper use depends on the door's current position, balance, door type, and on-site procedures. The door should not be pulled or pushed by non-professionals when it is half-open, noticeably tilted, making unusual noises, the cable is not in its normal position, or there are people or vehicles passing nearby. Even if the door appears stationary, do not use forklifts, vehicles, timber, chains, or temporary supports to hold it in place. For issues involving commercial garage doors, consult a commercial garage door repair service ; for information on garage door openers and remote controls, refer to Garage Door Openers and Remote Controls .

When should a professional examination be arranged as soon as possible?

If the door remains unresponsive after power is restored, stops moving only slightly, cannot close completely, the wall buttons and remote control behave inconsistently, or the door shakes, tilts, or rubs when moving, it's not advisable to continue troubleshooting by simply pressing the buttons multiple times. If the doorway is the only vehicle entrance/exit, affecting normal delivery, or disrupting existing security and access arrangements, contact maintenance as soon as possible and explain the scope of the impact to property management. For previous information on emergency repair work orders and COI preparation, please refer to " Work Orders and COI Preparation Before Emergency Repair of Commercial Doors" .

What information should be provided when reporting a repair?

Please specify the location of the site, the purpose and general type of the door, the approximate time of the power outage or thunderstorm, the current location of the door, whether power has been restored, whether it is safe to detour, and whether you see any water accumulation, unusual noises, or visible damage. Please also indicate whether a property management work order, COI, off-hours access, or vehicle coordination is required. The above information is for scheduling the inspection and does not constitute a commitment regarding the cause of the malfunction, the scope of repair, cost, or completion time.
