Are the rear door closers on your New York commercial building leaking oil or closing too quickly? Do not attempt to adjust the valve yourself.
In the fall, doors to stores, restaurant kitchens, and office buildings in the New York metropolitan area are opened and opened more frequently and are cleaned and opened. If there is grease on the hydraulic door closer housing at the top of the door, or the door suddenly swings back and hits the door frame, or appears to be closed but does not lock properly, people often think of tightening the speed control valve, adding oil, or holding an object against the door to keep it closed. However, because door closers, connectors, doors, hinges, door frames, and latches affect each other, oil stains or speed changes are only phenomena to be recorded and cannot independently determine the location of the fault or how to repair it.
First, we need to distinguish between “can be closed” and “can be securely locked.”
With the door fully secured and no one passing through the doorway, observe from a safe distance to ensure that the door always returns to its original position, that the lock engages properly, and that no abnormalities occur when the door opens, returns to its original position, or closes. If space allows, note whether there are grease stains near door closers, connectors, or floors. Do not catch spilled liquid with your hands and do not push the door repeatedly to compare speeds. Temporarily closed doors do not necessarily meet site safety, evacuation or access control requirements.
Only limited safety measures can be taken.
- Passage protection: If you see oil stains on the floor, follow site procedures to isolate slippery areas. Stuff absorbent paper into door closers or prevent people from stepping on the edge of the threshold.
- Organize the cleaning area: Remove only movable cardboard boxes, carts, overhanging floor mats and cleaning materials, and clearly mark available alternative routes. Do not touch the door, hinges, joints or captive screws.
- Record all your observations. Record where the door is located, when the anomaly occurred, whether it affected the lock, when it was first noticed, and whether it was recently shocked, modified, delivered, or cleaned. Avoid opening and closing the door repeatedly to “check” for the problem.
- Please prepare your entry documents: Confirm work orders, access controls, entry hours, and certification of responsibility (COI) requirements with the building manager or responsible person. Repair scope, parts, cost, and schedule should be determined based on an on-site inspection.
Under what circumstances should we not wait for it to recover on its own?
If the door suddenly accelerates, bounces after returning to its original position, does not lock, or requires external support to avoid impacting the surrounding environment, repeated use during business operations should be avoided. If the opening and closing order of the double doors is incorrect or the two doors collide with each other. Includes safety checks in case of malfunction of the double door sequencer. Please refer to . If the door panel is scratched on the floor, the door gap is deformed, or the latch alignment is abnormal, Alignment inspection standards after door collision Please refer to . Do not consider temporarily blocking the door as the solution.
A tailgate that does not reliably return to its original position can simultaneously affect delivery, access control, and emergency routes. For convenience, do not leave the door partially open for long periods of time, and do not allow unauthorized persons to disassemble or adjust parts. Site supervisors must establish alternative entrances, personnel guidance and warning systems in accordance with existing procedures, and these facilities must not obstruct evacuation routes.
How can I describe the problem more clearly when requesting repairs?
Please let us know the location of the door, whether it is a single door or a double door, any signs of grease or abnormal return, whether the door is currently locked, whether it interferes with work or access, and any building entry requirements. The view of the door, the appearance of the door closer, and the condition of the floor can be photographed from a safe distance. Do not photograph or publicly disclose access codes, keys, customer information or security details. This document provides general security information and is not a substitute for site procedures, building requirements, or site inspections.
If the tailgate is broken, make sure it is properly secured and locked.
