Commercial garage door security - October 27, 2026

Steel cables at the bottom of a New York commercial garage door have come detached? Don't wind the cables back up yet.

In late October in the New York metropolitan area, back-of-house receiving and nighttime restocking lead to more frequent use of garage door openings. If you find the steel cable near the bottom corner of the door sag, deviating from the drum or bottom connection point, broken strands on the surface, or one side of the door is lower than normal, this isn't a minor issue that can be easily resolved by simply "winding the cable back around and trying again." The steel cable, bottom support, balancing system, and door slab all share the load; repeatedly raising and lowering the door without knowing the cause can make its movement unpredictable.

If the steel cable is visibly slack, broken, or deviates from its original path; if the door is tilted, jammed, or falling too quickly; or if personnel, forklifts, or vehicles still need to pass through the doorway, please stop operation immediately and move people and vehicles away from the area under the door, the side tracks, and the bottom corners. Do not touch the steel cable, bottom bracket, spring, reel, or fasteners; do not use pliers, cable ties, wire, wooden blocks, or forklifts to "fix" the door in its current position.

First, identify the visible phenomena; do not disassemble the bottom corners.

Observe from outside the doorway and away from the operating area: Does the abnormality occur during opening, closing, stopping halfway, or after a collision or power outage? Is the steel cable slack, worn, out of its groove, or obstructed by debris? Are the two sides of the door leaf at different heights? Are there any collision marks or obstructions on the ground, track, and around the bottom edge? Only record what you can see; do not raise the door to "see clearly," and do not approach the bottom support when the door is half-open. Different models have different connection methods and safety devices; similar appearances do not mean they can be reset using the same method.

Four low-risk preparations that can be made on-site

  1. Suspend mixed pedestrian and vehicle traffic at the gate: The person in charge on site shall adjust the receiving, picking up and personnel routes according to the existing procedures to avoid people standing under the gate to wait, going around the steel cable side or allowing vehicles to get close to the gate.
  2. Remove safe, movable items: Remove unburdened cardboard boxes, films, mats, and loose packaging outside doorways. Do not forcibly pull items pinned down by doors, vehicles, or equipment.
  3. Record information from a distance: take photos of the entire door panel, the visible height difference between the two sides, the visible location of the steel cable, the ground, and controller indicators. Do not photograph license plates, waybills, access control codes, or alarm keypads.
  4. Organize entry information: Write down the door location, purpose, time of first occurrence of the abnormality, whether there was a collision or power outage, current door location, as well as the property's work order, access control, work time, and COI requirements.

Why can't the area around the bottom bracket loosen on its own?

In garage door systems, steel cables typically connect the balancing system to the bottom of the door. Industry safety guidelines specifically warn that components near the bottom support may be under high tension; seeing abnormalities in the steel cables does not mean they can simply be reattached. Do not attempt to loosen screws, remove supports, straighten the cables, change the position of the reel, or have multiple people lift the door to relieve pressure. Even if the door temporarily returns to a level position, this does not mean the tension, track, or door itself has been safely restored.

These situations should be escalated directly to a repair request.

Doors that sag on one side, have steel cables detached from the wheel grooves or have broken strands, have deformed corner hardware, bent tracks, cannot close securely, or abnormally affect loading/unloading, business operations, vehicle routes, or passage are not suitable for continued use. If the door needs to also serve as a personnel exit, alternative passageways should be confirmed according to site emergency procedures and property management protocols; do not block the doorway with chains, shelves, or temporary barriers. The scope of repair, whether parts are needed, restoration time, and conditions for reuse should be determined based on on-site inspection and equipment documentation.

How to explain the problem more clearly when reporting a repair?

Please provide the door location, current opening degree, side of the steel cable abnormality, whether wear or uneven door panel height is visible, recent vehicle collisions or power outages, whether the doorway affects receiving goods, and the on-site work order and COI requirements. If the door stops after a power outage, please first read the safety observation for commercial garage doors after a power outage ; if the door stops midway or becomes noticeably heavier, please refer to the stopping boundary for abnormal balance of overhead gates . This information is only to help illustrate the phenomenon and cannot replace on-site inspection.

If the condition of the steel cable or bottom corner is unclear, first keep the doorway and route under control.

Before contacting us, please prepare the following information: door location, current opening degree, a long-distance photo of the exterior, the start time of the issue, whether it will affect delivery or access, and your property management work order or COI requirements.
